Waterloo Estate

Situated directly opposite Waterloo Station and facing one of the station's main entrances, three substantial Group properties dominate an entire island block on Waterloo Road.

Capital Tower is a 12-storey international business centre. It consists of both serviced and managed offices. It offers a broad range of executive meeting rooms, conference facilities, and support services. The site also contains a dedicated underground car park and a secure delivery area which is accessed from the rear of the tower.

Mercury House contains the Waterloo Business Centre on the upper floors, with a parade of retail spaces on the ground floor and basement, extending to 40,327sq. ft.

In 2007 we launched the Waterloo Bar and Grill, the latest of the Leisure Division's restaurants. This rapidly became the foremost local and destination restaurant for the Old Vic, the Estate and the Waterloo community.

The Waterloo Estate also includes other important retail and office space on the Waterloo Road and Cornwall Road including 99 Waterloo Road serviced offices located above a Sainsbury's Local.

All these properties are actively managed by our Commercial Property Division.

Vision

With an outstanding location adjacent to Waterloo Station, a short distance from the West End, and in close proximity to cultural landmarks such as The Old Vic and South Bank, the Waterloo Estate has considerable potential as outlined in the Waterloo Development Framework prepared by Lambeth Council.

The island-side adjacent to Waterloo Station offers an outstanding redevelopment opportunity to create a new mixed-use destination. Hotels, student accommodations and leisure facilities are currently under discussion.

This scheme promises to make a pronounced impact on London's cultural fabric, attracting the world's attention, and securing London's place as the international centre for culture. Whilst also ensuring that the Waterloo Estate benefits substantially from the modernisation of this strategic destination.

Bourne Capital is open to approaches from interested parties who wish to capitalise on this and work in partnership with the group.
