Located on the doorstep of Waterloo Station and facing one of the station’s main entrances, our Waterloo holdings dominate an entire island block on Waterloo Road.

The existing ownership provides over 130,000 sq ft of office and retail accommodation across six buildings primed for redevelopment.

Development strategy

Waterloo Central has considerable Development potential within planning policy framework at both the London wide and local levels encouraging economic growth and regeneration owing to the site’s position in the Waterloo Opportunity Area and Central Activities Zone.

Bourne Capital have been in long term discussions and consultation with Lambeth Council and local stakeholders in relation to a major redevelopment of its Waterloo holdings.

In 2019 Bourne Capital appointed Buckley Gray Yeoman and MATT Architecture to work up a masterplan for a redevelopment of the southern part of its ownership.

The proposals provide for a 19 storey office led scheme with podium retail and leisure at its base.
The development will contribute towards major public realm works in the neighbourhood including
a revamp of Emma Cons Gardens which sits in between Waterloo Central and the world-renowned Old Vic Theatre and improvements to Waterloo Road and Cornwall Road. 

The proposals are designed to achieve ‘Net Zero’ and BREEAM OUSTANDING certification. This will be achieved through; 

  • Reducing energy demand through high performance façades and intelligent building systems and sensory controls. 
  • On site electrical generation through the latest photo voltaic technology integrated into the building’s facades 
  • All electrical heat-pumps for heating and cooling with supplementary ground source technology for improved efficiency and load management. 

Public consultation took place during the course of 2020 and a planning application is due to be submitted in 2021. 

The proposed office led redevelopment aligns with the London Plan, The Local Plan and the objectives of the South Bank and Waterloo Neighbourhood Plan and will contribute to Waterloo becoming a thriving and leading part of Central London.
